Collyhurst Village Phase 1
DEX Construction is currently building the first phase of new homes in Collyhurst Village, which is due for completion in 2026. A mix of townhouses and apartments, Collyhurst Village Phase 1 provides something for everyone – including a brand-new community park.

New homes first in Collyhurst
The Collyhurst Village development site is located in between Rochdale Road and Thornton Street North.
The plans include 244 energy-efficient new homes, a shop, community space and new park.
The 244 new homes will be a mix of townhouses and apartments, with something for everyone – including families, young working people and older residents – to create a sustainable neighbourhood for current and future generations.
100 of the new homes will be Council-owned homes available for social rent, with the remainder for private sale.

New Collyhurst Park
In Collyhurst Village, there will be a new park in the heart of the neighbourhood for everyone to enjoy.
New Collyhurst Park will have green spaces to sit and relax, wildflower areas and water features as well as play spaces with a range of children’s play equipment. There will be a big focus on sustainability and biodiversity, with lots of different types of planting to encourage insects and birds.
The development of the new park will require the demolition of 29 existing properties. The new homes will be built before demolition happens so residents can move straight into a new home and not have to move out of the area.
The Council has worked closely with the owner-occupiers whose homes are to be demolished as part of the plans for Phase 1. All opted to buy new homes in the new development and are being supported to do this with relocation assistance and an interest-free loan from the Council, to bridge the gap in the value between their old and new homes.

Neighbourhood square
The neighbourhood square will be the main entrance to the park, and a welcoming route into the park from Rochdale Road. This area will be attractively paved and will include areas of planting, trees and seating to encourage people to stop and have a chat.

Children’s play
A play area will include a range of play equipment, while lawn areas will provide open space for informal recreation. Plans for the type of play equipment will be shared with the community in early 2024.

Community orchard and wildflower areas
Tree lined paths and lawns will complement areas of woodland, a community orchard with fruit trees and wild flower planting.

Sustainable drainage
These features will encourage biodiversity and support a range of plants and animal life, while also supporting climate resilience by integrating with the existing watercourse beneath the ground.
